Can you hold a property before I apply?
Properties are typically rented on a first come, first served basis. To be considered for a rental, a completed application and any required fees must be submitted. We encourage interested applicants to apply as soon as possible. -
Do I pay the first month's rent, last month's rent, and security deposit before moving in?
Move in costs vary by property. Approved applicants are generally required to pay the security deposit and any required move in funds before receiving possession of the property. Please refer to the specific property listing or lease agreement for details. -
How old do I have to be to apply?
Applicants must be at least 18 years of age to apply. Any occupant 18 years of age or older may be required to complete an application and meet screening requirements. -
Is the security deposit refundable?
Security deposits are generally refundable in accordance with California law, less any lawful deductions for unpaid rent, damages beyond normal wear and tear, cleaning charges, or other lease-related obligations. -
When is a cosigner required?
A cosigner may be considered for applicants who do not fully meet the property's qualification requirements. All cosigners must complete an application and meet applicable screening criteria. -
I found a property I want to rent. How do I apply?
Applications can be submitted online through our website. Each applicant should complete the application in full and provide any requested documentation, such as proof of income and government-issued identification. -
How do I pay rent?
Rent can be paid securely through the online resident portal. Additional payment options, if available, will be outlined in your lease agreement and resident instructions. -
Can I have a pet?
Pet policies vary by property. Before acquiring a pet, please review your lease agreement and contact our office for approval requirements, breed restrictions, applicable fees, or pet rent. -
I want to move out, but my roommate wants to stay. What should I do?
Any changes to occupancy or leaseholders must be approved by management. Depending on the circumstances, the remaining resident may need to requalify or complete a lease modification. -
My lease is ending and I plan to move out. What should I do?
Please review your lease agreement for notice requirements and submit your notice to vacate in writing within the required timeframe. We will provide move out instructions and information regarding the security deposit process. -
Who is responsible for repairs and maintenance?
We coordinate routine maintenance and repairs for the property. Residents are responsible for promptly reporting maintenance concerns and may be charged for repairs resulting from negligence, misuse, or resident caused damage. Maintenance requests should be submitted through the resident portal whenever possible. -
How do I submit a maintenance request?
Non-emergency maintenance requests can be submitted through the online resident portal at any time. For emergencies involving immediate threats to life, safety, or property, please follow the emergency instructions provided in your lease agreement and resident portal. -
Do I need renter's insurance?
Many properties require residents to maintain renter's insurance throughout the lease term. Please review your lease agreement for specific coverage requirements. -
What happens after my application is submitted?
Once your application is received, it will be reviewed according to our screening criteria. Additional information or documentation may be requested during the review process. Applicants will be notified once a decision has been made.
